Redeveloping the site of the former Devizes Community Hospital

The old Devizes Community Hospital on New Park Road was declared by the Clinical Commissioning Group as being surplus to the needs of the local NHS and no longer suitable to meet the modern healthcare requirement of Devizes and the surrounding area. As a result, healthcare services are relocating to Devizes’ new £10.9m Health Centre – the region’s first Integrated Care Centre. This is opening in 2022 and will provide state-of-the-art healthcare provision to meet the needs of the community now and into the future.

NHS Property Services is the freehold owner of the old Community Hospital site and, following pre-application consultation with the community via this website, with Devizes Town Council, and with Councillors and Officers at Wiltshire Council, has now submitted an outline planning application for the redevelopment of the site once all services have relocated to the new facility.

The redevelopment proposals will deliver up to 59 new homes as well as commercial space at a sustainable location close to Devizes Town Centre. The historic hospital buildings on the eastern side of the site, which form part of the town’s Conservation Area, will be retained and refurbished as part of the redevelopment proposals.  In feasibility studies conducted by Wiltshire Council, the hospital site was identified as being suitable for residential development as part of the wider regeneration of the wharf area of Devizes. The redevelopment proposals are informed by this vision, aiming to create a sustainable residential community which will contribute to the successful regeneration of the wider area.

Before submitting an outline planning application for the redevelopment, NHS Property Services created this consultation website to provide the community with information about the plans, and to provide an opportunity to provide feedback on the proposals and how it can align with their aspirations for local housing and the redevelopment of this important part of Devizes’ Wharf Area on the southern banks of the Kennet & Avon Canal.

The consultation has now concluded and an Outline Planning Application has been submitted to Wiltshire Council. Feedback from the consultation demonstrated a significant majority in support of redeveloping the disused site to provide new homes. The submitted plans incorporated amendments that reflected feedback comments received during consultation with the Devizes community.

In addition to this consultation website, we also held a drop-in exhibition to ensure those who were unable to get online had an opportunity to view the plans and have their say. This took place on 12 July between 2pm and 7:30pm at The Cheese Hall, Devizes Town Hall, St. John's Street, Devizes, Wiltshire SN10 1BN and was well attended by local councillors and members of the community.

Local residents and community groups will have a further opportunity to comment on the submitted plans through Wiltshire Council's own statutory consultation on the plans.

Outline planning application determined

Early 2024

Following statutory consultation, Wiltshire Council's planning department will determine the planning application.

Reserved Matters planning application

2024/2025

Subject to Outline planning consent being received, this would be followed by the Reserved Matters planning application on matters such as architecture and design details. This would involve further consultation with the local community.
